What drives the price of submetering a property and how fast it pays back.
How much does submetering cost?
There is no single price, because every property is bid on its own. The main things that move the number are the size of the property, the size of the water lines, and how easy the lines are to reach. NES keeps meters, repeaters, and transmitters in stock and can install them, or supply the equipment for your own plumber to install. Installation cost varies mostly with access to the lines. The more important number is payback. Because metered residents use less and the owner stops absorbing the master meter bill, most submetering installs pay for themselves in 12 to 18 months, and the total billed to residents never exceeds the master meter cost. If submetering is not cost-effective for a given building, a ratio or formula-based billing method can recover utility cost for less. NES will quote both so you can compare.

Look at payback, not the sticker price
The install cost is one side of the math. The other is what you recover. Metered residents conserve, so water use usually drops 15 to 30 percent, and the owner stops paying for water residents used. That is why most installs return in 12 to 18 months. The total billed to residents never exceeds the master meter cost, so submetering recovers expense without becoming a profit center the law would not allow.
